I have hairline and vertical cracks in my foundation wall.

Polyurethane Crack Repair

I have sink-holes around my foundation.

Basement cracks are never a good thing to find in your home.  You’ll never find a set of blueprints where the vertical foundation crack is designed by the architect.  “Yes here is the laundry room and over there the family room and this is where the hairline crack will develop under your basement window and across the room is the vertical foundation crack that will absolutely gush when it rains enough.”  

Cracks are never intentional, ever.  

That being said ‘when should I be worried about foundation cracks’ is a common question.  You should always be aware of foundation cracks, however, not all cracks are disastrous. but some of them needn’t worry you. 

When you have a poured concrete foundation, forms were placed and those forms filled with wet concrete.  Your home foundation was placed in one day to eliminate seams in the concrete.  (Seams Leak)  Once the concrete cured you then had a single piece of solid foundation that would serve to hold your entire house.    When that foundation cracks it breaks into more than one piece. then is in more than one piece.

Foundation cracks allow the foundation wall to more easily move causing structural problems such as tilting, bowing or shifting the very foundation that is holding up your home.

Foundation cracks, however, can and should be repaired and repaired permanently.  When you want to determine how serious a foundation crack is you should engage the services of a professional to assess the crack, and provide the best solution to fix it.  Foundation crack repair is a specialized industry.  An experienced foundation crack repair technician who is trained in the latest techniques can best determine the appropriate repair.

If you have a concrete block foundation and it cracks there are other important considerations.  A block foundation is typically built over a period of several days.  Here hollowcore concrete blocks are mortared together as a foundation for your home.  These blocks are typically 8” or 12” wide depending on the year the home was built.  Cracks in a block foundation nearly always indicate movement.  Over time Block foundations develop cracks as they move.  Step cracks follow the mortar joints in a block wall, while snap fractures crack through the center of a block itself. disregarding the mortar joint, Bblock walls can tilt orin or out or even bow in and or out depending on soil pressures and lateral loading of the wall.  This movement can be gradual over time or sudden and all at once and related to an event such as a piece of heavy equipment driving too close to the wall or a tree falling in the yard. but in In any event when your block foundation begins to move you’re going to want to stop it.  Often this requires a structural solution.
