This project was a 1900 Baltimore row home with a red brick foundation and unfinished basement. The basement had a dirt floor that was roughly excavated to varying levels making the basement difficult to navigate. Concerns of mold and water seepage through the front wall reaching the new furnace was highly concerning. Previous structural underpinning was installed along the right side wall leaving other areas with elevated, unsightly levels of soil. The wood shelves were severely deteriorated and out of reach due to the uneven levels of soil. The challenge here was not only the waterproofing, but how to make the basement a functional space for Julie? Many third party opinions on this matter proved confusing for this new homeowner.
Julie decided to hire BWN and tackle the front half of the basement. We were able to properly excavate the work area resulting in a level dirt floor. Installation of an interior below floor drainage system, a sump pump and wall service followed. To make the basement a functional space we poured a new 4” concrete basement floor. A new dehumidifier was installed that has filters that trap mold spores and other airborne contaminants making the basement air cleaner. Baltimore city requires sump pump discharge lines to run under the sidewalk and exit the curb at the street. Every job detail was completed with purpose and on time.
After Baltimore city inspections were completed, the transformed basement was a welcome sight for Julie. The musty smell is gone, no more water and there are plans for new shelving units to be installed on the new concrete floor. The new concrete floor also provides a clean pathway to the furnace area so no more walking through mud and dirt. Julie has successfully reclaimed the use of her basement as an integral part of her home and commented, “It takes a leap of faith when hiring a contractor. I feel greatly rewarded by putting my faith in BWN.”
